Paying your dues in a timely fashion is critical to the upkeep and maintenance of our community, as well as to the survival of the homeowner's association. Westchester Commons is a non-profit organization, which means all of the corporate officers, board members, committee members are volunteers who give their time freely because they believe in our community and its potential.
Our budget year runs from March 1 of each year to February 28 of each year (29th on leap year). Therefore, dues will always be considered late (past due) after the closing date of the budget year.
Please be sure to pay your dues on time (prior to March 1st), as the homeowner's association does pursue payment for dues through legal means from members who do not pay each year. The first step the HOA takes is to fine residents for non-payment, and then they will place a lien on the home. If then, the homeowner still does not want to cooperate, the corporate lawyers hired by the association file suit against the homeowner, and pursue a judgment against them. This, of course, is always our last step.
It is never our desire to have to pursue dues from a homeowner through legal means. From time to time, homeowners do require us to pursue them for non-payment. If a judgment is reached against the homeowner, the dues are collected, plus all late fees and court costs, even through garnishment of wages, if necessary.
What does all this mean? Be sure you pay your dues on time. It's necessary for our community, it's essential as a homeowner.
