WCSTA is a mandatory covenant subdivision. Therefore, homeowners pay dues annually to take care of the facilities and commons grounds.  Westchester Commons offers two levels of membership  -- Neighborhood and Recreational.

Please note that once you select to join the WCSTA that the membership is irrevocable, and is legally binding on the the property even after the property is sold.  Once a property has been elevated to a Recreational Membership, it cannot be downgraded to a Neighborhood Membership.  A Neighborhood Member home that is sold is automatically upgraded to a Recreational Membership upon transfer of the home to the new owner at closing. 

Neighborhood Level Membership:
Neighborhood memberships cover the cost of maintaining the common areas and for general home owner's association expenses.  Neighborhood members do not have access to the Westchester Commons amenities, such as the pool, tennis courts, or parking lot area as these are restricted areas.

Recreational Level Membership:
Recreational Members and their immediate family have complete access to the Westchester Commons pool and tennis courts, as well as any Westchester Commons sponsored event.  Membership fees maintain the common areas, and the additional amenities WCSTA offers.  Westchester Commons boasts a long pool season-- the pool generally opens the first weekend in May and remains open until the first week in October. The tennis courts are open year round and include lights for night-time playing.  The pool (during season) and the tennis courts are open from 8:00 a.m until 11:00 p.m., seven days a week.

Reasonably Priced Dues:
Westchester Commons has some of the most reasonable dues around, for a subdivision that offers swim/tennis.  Dues are billed annually through our management company. Late fees do apply if not paid on time.

Dues:
Currently, the cost for annual dues are $500 for a Recreatonal Membership, and $225 for a Neighborhood Membership.
